This week, we tour an innovative property — two properties, two styles — that we think would be a neat AirBnb investment. Or maybe a dream home for the family that just can’t decide between modern and traditional.
Address: 133-133 A Hinton Ave. N.
Neighbourhood: Wellington West
Agent: Rob Marland, Royal LePage Performance Realty
These units are legally separated, but could be connected on the upper or lower levels by with some renovation work. The brick 3-bedroom unit dates from the 1930s; the new unit was built in 2014.
When the owners bought the house and built the infill, they created a huge yard that wraps around the first house and takes up the entire lot with a 50-foot wide oasis. The floor-to-ceiling windows open to that rear expanse. The brick unit is currently rented and the backyard is not part of the rental agreement.
Windows and cutouts let in light through the main staircase:
Double closet space at the entry for all those Ottawa winter parkas:
A dividing wall fit for a bibliophile:
The corridor between old and new:
You get a peek at the huge yard from the open kitchen-dining area:
And is also open to the fireplace and TV area:
The main floor office with its beautiful picture window:
The upper master with its wood headboard:
A long en suite, shower on one side and bath on the other:
The master walk-in closet. (Once it’s full of your stuff, it will spark joy):
Here is the “zen space,” aka den. Stare out onto the awesome upper deck. (Or you could just have a really awesome party out there):
Big Selling Point
There is a tremendous amount of light that flows into the main floor office and pop out staircase. You can also “see the light” from the zen space on the second floor that looks out onto the huge upper deck.
Possible Deal Breaker
This is not the classic 3-bedroom configuration. In the new build, the basement contains the family room and two (bright) bedrooms, while the upper level is dominated by the massive master area, replete with bedroom, en suite, walk-in closet, and that zen/yoga/chill room area overlooking the roofdeck.
The basement family room:
And basement bathroom:
The huge yard. Imagine when the leaves come in and the flowers grow!
